A net-leased property in metro Phoenix changed hands in what brokers called their fifth Arizona car wash deal this year, and it will keep operating under the Super Star brand.

A net-leased Super Star Car Wash property in Avondale, Arizona, has sold for $5.85 million, another sign of steady investor appetite for well-located wash real estate in the Phoenix market.

The deal was announced by commercial real estate brokerage Marcus & Millichap, according to reporting from Auto Laundry News. The firm's Phoenix office represented the seller, described as a living trust, and brought in the buyer, an Arizona limited liability company that plans to keep running the site as a car wash.

The property sits at 1607 N. Dysart Rd. in Avondale and covers 11,662 square feet on 2.13 acres. It was built in 2022 and is occupied by Super Star Car Wash, which operates roughly 118 locations across Arizona, California, Colorado, and Texas.

Investment specialists Zack House, Mark Ruble, and Chris Lind marketed the property exclusively on behalf of the seller. House, a senior managing director for investments, said the transaction marked the team's fifth car wash sale in Arizona this year. He attributed the activity to continued buyer interest, noting that investors keep recognizing the value of "well-located, professionally operated car wash properties."

Because the site is net leased and remains occupied by an established multi-state operator, the buyer acquires an income-producing asset with an in-place tenant rather than a business to run directly. That structure separates ownership of the real estate from operation of the wash itself, a common arrangement in the sector.

Why it matters for operators

The sale underscores how car wash real estate continues to trade as an investment class distinct from the wash business. For operators, the net-lease model on display here offers a financing lever: selling the underlying property to an investor while retaining or continuing operations can free up capital for expansion or debt reduction without giving up the wash itself.

The pace of activity matters too. A single brokerage team closing five Arizona car wash transactions in a year points to a liquid market for newer, professionally run sites, particularly those built recently and situated in growing metro corridors. Operators weighing sale-leaseback deals or a future exit can read that as evidence that quality assets are drawing buyers.

Location and build quality remain the differentiators. The Avondale site's 2022 construction and 2.13-acre footprint on a commercial arterial fit the profile brokers say investors want. Operators planning new builds or acquisitions should note that the same traits that make a site attractive to wash customers, high visibility and strong traffic, also drive resale value when it is time to monetize the real estate.

With Super Star continuing to occupy the property, the deal also shows how larger chains can anchor investor confidence. A recognizable, multi-state tenant reduces perceived risk for buyers, which can support pricing across the category and benefit independent operators positioned near or alongside those brands.
