Car wash operators looking to buy or expand may have a new funding route to consider. US Professional Funding, a nationwide commercial financing company, has expanded its lending programs to include financing of up to 100% of total project cost for qualified borrowers, according to an announcement published by the International Carwash Association.

The company specializes in SBA and conventional business financing and serves a range of industries, including car washes, franchises, automotive businesses, and restaurants. The expanded programs are aimed at owners financing acquisitions, commercial real estate, expansions, startups, equipment, and refinancing.

How the 100% structure works

The full project financing is tied to deals that combine more than one component. According to the announcement, qualified borrowers can structure transactions that pair a business acquisition or other business financing with the commercial real estate attached to it. Rather than pursuing separate loans for the operating business and the property, eligible borrowers may bundle both into one comprehensive package that covers the entire project cost.

That structure is described as especially relevant for buyers purchasing both an operating business and its real estate, a common scenario in car wash acquisitions where the site and the equipment carry significant value.

The company was careful to note that the 100% figure is not automatic. Financing terms and available loan amounts vary by transaction and depend on lender requirements, underwriting, collateral, creditworthiness, cash flow, and other program qualifications. Terms can range from 5 to 25 years, which the company says allows financing to be structured around each business's cash flow.

What is on offer

Beyond acquisition and real estate deals, US Professional Funding provides financing for startups, equipment, working capital, and refinancing across the United States. The company says all terms remain subject to lender approval and the requirements of applicable SBA or conventional loan programs.

Why it matters for operators

Access to capital remains one of the biggest hurdles for operators trying to enter the market or grow an existing footprint. A financing structure that bundles the business purchase and the underlying property into a single package could reduce the upfront cash an operator needs to close a deal, which matters in a sector where real estate costs often dominate the purchase price.

Still, operators should read the fine print. The 100% figure applies only to qualified, multi-component transactions and hinges on underwriting, collateral, and cash flow. In practice, that means a wash with strong, documented revenue and a clean credit profile is far more likely to qualify than a marginal operation. Terms stretching to 25 years can lower monthly payments but increase total interest paid over the life of the loan, so the headline number is only part of the math.

For anyone weighing a purchase, expansion, or refinance, the practical step is to compare this structure against SBA 7(a) and 504 options and conventional bank financing on total cost, not just loan-to-value. Lenders competing for car wash deals is good news for operators, but the right financing still depends on matching repayment terms to realistic revenue projections.
